		<description>I am aware that this article speaks to some of the questions I had recently, that is -  whether or not real estate investing is right for me?  I have educational training in real estate and a certificate from college for r/e salesperson plus legal r/e law.  However, this plan started late 70s and my r/e investment educ. began around 2007.  With all the research, meet groups, mentor session and joining investor group that should help me, I have not closed a deal or made offers that would lead to a closing.  I have done the leg work w/o a car to search for motivated sellers, vacant properties, spoken to realtors and many hours on the internet, traveling to DC/MD w/lodging expenses to learn the ropes, but I have not yet succeeded in finding another investor w/experience to partner with me.  I am still challenging myself to go forward on a shoe-string budget and I did the step by step to obtain the tools to work with.  I need to get my marketing letters and post cards out now, and I plan to obtain potential sellers info to mail them letters/cards to assist them to sell their properties.  I am also seeking cash buyers so that I can find out what their needs are and match seller and buyer to close the deal.  I was more than passionate years ago to make this my retirement career, but with lots of interruption in my life that is dragging me down, it makes me wonder if I followed my &quot;gut&quot; feeling after paying 25K for the r/e course and the added Amex mthly large interest pymts.  I am certain once I get a few properties under my belt, it won&#039;t feel so bad.  Success for me with real estate investment is not only about the money.  My plans include having a facility where I can teach older adults and young children fitness and nutrition, since I am also certified and have a vision to aassist seniors in their daily living activities.</description>

I knew it could work, but I was full of fear... fear of the unknown, fear of losing my money, fear of tenants destroying my place, etc. After a year of fear, I finally made the plunge and got the first property. What a wonderful decision, too! $500 of monthly positive cash flow, about $25K in unrealized equity capture and great tenants that have taken such good care of the house for almost a year so far!</description>
