I’m going to talk a little bit starting off about frustration. We all get frustrated way too easily. I don’t know about if we get frustrated—I don’t think there’s anything wrong with getting frustrated.
What’s wrong with getting frustrated is continuing to be frustrated, and we dwell on being frustrated. You know, anything worthwhile you’re going to hit a bump in the road no matter what you’re doing.
You’re trying to learn—including investing in real estate. You’re going to hit a bump in the road, so you have to have help.
Mentors Can Help
This is where mentors come in and people that are doing this same kind of things come in that you can bounce things off and get help, you know. People can say hey, I’ve been there. You don’t think Del ever got frustrated in this business? You don’t think Steve Davis ever got frustrated in this business? You don’t think I ever got frustrated in this business? Frustration happens all the time.
I think even I would say Del probably gets frustrated now with certain things, but the difference is he’s learned, I’ve learned, we don’t stay frustrated. We turn ourselves around and we do something about it. We’re going to get frustrated. We’re going to get sad at times.
We go through all kinds of emotions, but we move on. We get over sad, we get over anger, we get over frustration. We turn it around quick. The faster you can turn around those emotions of frustration and the faster you can get over those things and turn things around, the more success you will attract.
An Abundance Factor
You know, we’ve talked about an abundance factor. There’s plenty of business, there’s plenty of houses, there’s plenty of opportunities in the world, the universe, however you want to say it. There are more out there than you can ever get after—there is not enough money for all of us. I’m saying there is more than enough money than for all of us. We will not be able to get all the money that’s out there in the world.
It’s not just money we talk about, it is the lifestyle. It’s a millionaire lifestyle whether you’re a millionaire or not and how to live it. And you do that by building on one step at a time. And I know a lot of people have been frustrated—not a lot, but some people some investors are getting frustrated because their deals aren’t happening fast enough, but they’re making progress. And they buy a deal and they want another deal, and they get a little frustrated because they’re not happening fast enough.
You’ve got to let it go. The more frustrated you become, you’re actually inhibiting yourself and your success. So if you are frustrated, call me, let me see what I can do to help you to get over that. I do have a call right now. Jack in Houston.
KEVIN: Jack, how can I help you?
JACK: Yes, sir. I’ve got a question. I’m looking at a property, and it’s over what—more expensive than normally what Lifestyles would preach, but it’s so undervalued. And the only drawback that I see is that it has a pool. How do you feel about the legalities and the issues with having a pool?
KEVIN: Let me give you the Del answer. The Del answer is get the bulldozer, fill the pool, you know, end of story.
JACK: Got it. Okay.
KEVIN: You know, that’s really what a lot of us do is if there’s a pool we just—I mean not the bulldozer. We fill them in. It’s not that expensive. It’s a couple thousand dollars. If it’s going to be a rental property, you avoid all that and you just fill it in.
JACK: That’s what I thought as well.
KEVIN: Yeah. I mean we’re looking for cash flow. There is insurance. We had a discussion actually the last single-family class we had up in Dallas ‘cause we had—and actually there was a tremendous opportunity. I saw a house that had a pool, and I actually thought about it and then we talked about it. I had found it that day. We all talked about it. We had some great members with several houses. We had an insurance person in the room, and you know we said hey, anything can happen to your property. You can always be sued, insurance. But I could be a little out of my league, but one of the people said well, if someone climbs over the fence it’s like something about attraction and that could even open you up to more lawsuits. So after all’s said and done the discussion with dozens of our top members and then investors, it really came to the conclusion that if you are going to have a rental property, single-family home, the best thing is is just probably to fill it in.
JACK: Okay. All right. I kind of anticipated that answer, but I thought I had better hear it from the guys that do it every day.
KEVIN: That would be our advice.
JACK: Sure appreciate that. Thank you very much.
KEVIN: You’re welcome. Great question. Thanks, Jack. Yeah, I mean there’s—you can talk to your insurance company and all that about it, but really the best thing is just fill that in—one less hassle, because we’re not even talking about what about upkeep. And anybody that has a pool understands what it takes to upkeep a pool. And a lot of times it’s not much if you are doing the little things to take care of it on a regular basis, but then what happens in the winter, you know, on and on and on and liability, the proper fencing, et cetera. And it just opens you up. If something does happen, you’re open to a suit even if you are protected. The best answer really is just fill it in.
So back to, you know, we’re talking about frustration, overcoming frustration, and how just you have to find it within you to turn it around and avoid it or limit it. That’s the thing, limit it. You know, you get frustrated in traffic. How many times you get frustrated every day? Somebody cuts you off, you get frustrated. Do you hold that?
If you are driving somewhere, do you hold that for the next 20, 30 minutes because somebody cut you off? You know how ridiculous that is? I remember people—I had friends oh, this guy cut me off. And they get home and when did that happen? Well, that was back on, you know, LBJ or in Houston or the loop there or that was downtown. I said it takes you 40 minutes to drive from downtown to our house. I said and you’re still frustrated about it?
So you’re going to get frustrated. Somebody cuts me off once in a while. You know what I do if somebody cuts me off sometimes or makes some stupid move? I wave and I start laughing. I smile at them. I give a big wave. I don’t do anything crazy. I just wave at them. It’s just so ridiculous. I kind of laugh at the silliness of what they did. So get frustrated, get over it, move on. Focus on where you want to go, focus on the success you want to achieve, focus on the future, the now and moving forward.
