We’ve had a huge number of questions and comments come in on our the new video case study that’s on our website: Karen’s 6th deal. You’ll see it right there on our website. I think she’s 28 or so.
Her 6th rental property is analyzed in video format. If you haven’t seen it, I highly recommend you do. If you have a question about it, now is the time to call or comment because I’m going to be answering a lot of the comments live on the air throughout the show today.
Basically, what we’ve been getting is a lot of…. and realize it’s a 3 minute video. We don’t go through the whole business model, nor do I think it’s advisable to go through the entire business model… and there’s multiple reasons why. 1, you can’t.
I don’t care what anybody says, a set of books and CDs can not give you the entire business model. Let me give you one example. People have been calling up and talking about, “Man, I can’t get financing… there’s no financing.” Followed by the simple question: did you call all 7 banks on the vendor list?
The dead silence I just shared with you is the dead silence I get from them. Because the answer is no.
One of the funny things that we say when we’re teaching people at the 2 day class is: almost every one of you is going to ignore what the teacher says and you’re going to go out there and try to go out and do it on your own before you even listen to the mentor you just paid to teach you.
There’s nothing wrong with that, it’s just what we know after teaching 8000 members, 18 years of mentoring. It’s what people do. It doesn’t matter because they’ve got unlimited question and answer… so as soon as they do it their way and realize that their way doesn’t work, they call us back and say, “what was that way you taught again?”

Dear Mr. Davis:
I listen to your show today, May 14th, and you asked for people to watch this story and comment on why/what is holding people back to get started in real estate investment. Personally, I attended one of the free sessions and did not get any information that I could feel comfortable I was going to make an intelligent decision. Understanding that it is important for people to join, prior to such step, I would like to have more details on:
1) What does the membership provide?
2) Are there different levels of membership? If not, what type of memberships are there?, how much is it for each level?, what does each level provide?
3) You indicated that when you started you did not have too much money and your credit was not too good. Well, in my case I am like you were money wise, but have a very good credit, although I have quite a few credit debt, mortgage, and car expenses.
4) Any business is a risk, but how does Lifestyles Unlimited program assist in mitigating such risks? In other words, what is done to mitigate the possibility of losing the little I have?
I am sure I could have other questions, such as how much money I would have to have for repairs before and after the property is rented?, etc., etc.
If by now you have discovered that my legs would be shaking, I can tell you that they are, and this why I understand that the possibility, based on your words sounds good, but how could I see it?

This program is very comprehensive and all that most of our members every need and is a required prerequisite for anyone wishing to take advantage of our more advanced membership levels. However, if you learn more effectively from more frequent meetings, classes, hands on road trips, and one-on-one consultations, the advanced programs and consulting services offered by the PIG/Challenge group will work well for you. Additionally, because the program allows for representation by agents with Lifestyles Realty on your transactions, and because you will frequently receive leads from those agents by email, the pace by which you traverse the “Natural Progression of the Real Estate Investor” that you learned during the 2-day class from Del should increase dramatically.
As far as your limited resources go, you may be surprised how bankable you might be. My recommendation is to begin by contacting the mortgage brokers on our website at http://www.lifestylesunlimited.com and asking about current programs that may be available for you, or at least determine what the minimum reserve requirements are so that you know how much time you will need to use their products. Hard money loans can be appropriate in some circumstances. When an investor uses a hard money loan, it is usually because the property condition will prohibit conventional financing. In a situation like this, using a broker who can find both the rehab loan and set up the permanent loan to take over as soon as the property qualifies is oftentimes comforting.
Even if you are not currently bankable, buying properties with seller financing is available for anyone. The last time my real estate agent looked up listed properties on local mls where the seller indicated that they would consider owner financing, she found over 1000 listings. This was just a few weeks ago. Many more sellers than that haven’t even been asked by there agents if they would consider it, but might if you offered a reasonable interest rate. Some sellers who might not finance the entire price might finance a 20% second, and you could then surely find a lender who will finance at just 80% of the price, especially if that price is below market value.
Additionally, wholesaling your deals to other investors is a way to work with your situation and get some practice with property location, writing offers and negotiation. I know of some investors who even sell just leads with contact information. Another strategy that might be appropriate for you could be using a credit and/or down payment partner in a joint venture. Perhaps you could just buy an option to buy a property, sell that option, and repeat until you had enough money to use as a down payment on a keeper.
I personally know several successful real estate investors and entrepreneurs who have been through bankruptcy and foreclosures even – certainly more dramatic scenario either of us are facing – and they not only recovered but thrived.
